Engineered Asphalt Materials (EAM) is a commercial asphalt supplier for paving contractors working on parking lots, commercial pads, retail centers and industrial sites. We produce Superpave, polymer-modified and base mixes at our Gencor plant in Vero Beach and load them fast, so commercial crews can keep tight schedules across Indian River, Brevard, St. Lucie and Martin counties.
What commercial jobs demand from a supplier
Commercial work is different from a residential driveway. Owners want the site open on a set date, general contractors stack trades behind the paving crew, and the pavement has to carry delivery trucks, dumpsters and constant turning traffic for years. A supplier has to deliver on three things at once:
- The right mix for the design section and traffic, confirmed before the bid.
- Consistent quality from the first load to the last, so compaction and finish stay predictable.
- Reliable loadout so trucks do not stack up at the plant while the paver waits on site.
Mixes commercial contractors use
Our mix selection guide points commercial pads and parking toward SP-12.5 or SP-19. In practice, a typical commercial section uses a structural layer below a surface course, and areas with heavy truck traffic may call for an upgrade.
SP-19
A 19 mm nominal maximum aggregate mix for structural and base layers. It carries load in truck lanes, loading areas and drive aisles.
SP-12.5
A 12.5 mm mix that works as a surface or structural course. It is a common choice for parking stalls, drive lanes and general commercial surfaces.
SP-9.5
A fine surface mix for smooth finishes, tight areas and patching around existing pavement.
Polymer-modified (PG 76-22)
For high-stress areas such as entrances with stop-and-go turning traffic, truck routes through a site and industrial facilities. Polymer modification improves elasticity and rut resistance and holds up better under Florida heat.
Porous asphalt and BM-1 base
Porous asphalt lets water pass through the surface for lots designed with stormwater management in mind. BM-1 base mix serves base course needs. As with all our mixes, availability is confirmed per project.
Full gradation and binder details are on our specifications page.
Applications we supply
- Parking lots for retail and commercial properties
- Commercial pads
- Industrial facilities and on-site truck routes
- Resurfacing of existing commercial lots
- Utility and patch work on commercial sites
We also supply tack coat and friction course as part of a complete paving package.
Quality control on every run
Quality control happens at our plant. Mixes are sampled and tested during production, temperatures and consistency are monitored batch to batch, and material is checked against the specification required for each project. We keep documentation to support contractor and developer requirements, which helps when an owner's engineer asks for records at closeout.
Gencor equipment gives us stable temperature control and precise mix accuracy, so the mix that arrives at your paver on day five matches the mix from day one.
Scheduling and loadout
Pickup at 500 2nd St SW in Vero Beach runs Monday through Friday, 8am to 5pm, first come, first served. Commercial sites often need paving outside business hours to keep stores open or traffic moving, and weekend and after-hours loading is available by request.
Fast load times and FDOT Certified scales keep your trucks moving and your tickets accurate. If you need trucks, delivery can be arranged through local trucking partners, and we can connect you with preferred haulers.
Lead time depends on the mix and our production schedule. On multi-phase commercial jobs, call as early as you can so we can plan production around your pour dates.
Bid support for commercial packages
Our technical support team helps contractors determine quantities, mix types and timing before a bid goes in. Start with the asphalt tonnage calculator for a quick estimate, then call us to confirm density, mix and scheduling. If the plans call for something specific, send the details and request a mix design.
Matching mix to the section
Commercial plans usually spell out the section, but not always the reasoning behind it. If the drawings call for a mix or binder you do not see on our specifications page, or if a value engineering change is on the table, call before you price it. Our team can review the application and traffic and confirm what we can produce for the job.
Who we work with
Paving contractors, commercial builders, developers and site contractors, utility contractors and HOA and private-road management teams across the Treasure Coast.
